Website Care, Hosting & Renewal Agreement

This Agreement is between STX and the client named below ("Client," "you") for the Casa Paraíso website. It records what was built and included, and the fees to keep the site live and cared for going forward (including next-year renewal). By signing, both parties agree to the terms below.

2 · What's Included (Scope Delivered)
STX designed, built, and launched the Casa Paraíso website under the Starter package. The delivered site includes:
- Two pages — Home and Packages — with a rental/venue layout (hero, story, photo gallery, two-tier package pricing and booking);
- Mobile-first, responsive design; bilingual-ready (EN/ES);
- Booking / contact form that delivers inquiries straight to the owner's inbox, with spam protection;
- Domain, hosting, and SSL — live on a fast, secure host with an automatic HTTP→HTTPS secure connection;
- Business email on the domain (info@casaparaiso.me), set up and authenticated for reliable delivery (SPF/DKIM/DMARC);
- Owner setup guide for the email and site.
Features not listed above are out of scope and may be quoted separately as add-ons.
3 · Fees & Payment
Build (completed). The one-time design, build, and launch is complete and the site is live at https://casaparaiso.me. The build was billed separately at $ and is not re-charged under this Agreement.
Care, Hosting & Renewal (managed service). To keep the site online, secure, and maintained:

The care plan includes hosting, SSL, security, backups, domain management, and reasonable content edits per month. Care fees are due whether or not edits are requested that month. Non-payment may result in the site being suspended after 10 days' notice.
Accepted payment methods: Zelle.
Next-year renewal (Year 2 and beyond). The Agreement runs in 12-month terms and renews for another 12 months at the same rates — no new build/setup fee:

4 · Your Responsibilities
You agree to provide, in a timely manner: business information, text, images/logos, access to any needed accounts, and prompt feedback and approvals. STX is not responsible for delays caused by late or incomplete materials. You confirm you have the rights to all content you provide.
5 · Revisions & Edits
Ongoing content edits are covered under the active care plan (§3). Larger changes, new pages, or new features outside the care plan are billed separately at $ and quoted before work begins.
6 · Ownership, Hosting & Buy-Out
- STX owns and hosts the website as a managed service. While on an active care plan, the website — code, templates, and design build — remains STX's property, provided to you as a service.
- You own your content (text, images, logo, customer/booking data) at all times, and you always own your domain (casaparaiso.me).
- Buy-out: once your account is current, you may purchase full ownership of the finished website for $850 (twelve months of care plus a $250 transfer fee). After buy-out, STX no longer hosts or maintains the site unless separately agreed.
- If the care plan ends without a buy-out, STX may take the site offline after a 30-day grace period; your content and domain remain yours.
7 · Third-Party Services
The site may rely on third-party services (registrar, hosting/CDN, fonts, media, booking, payment processors, analytics), governed by their own terms. STX is not responsible for third-party outages, price or policy changes. Paid third-party subscriptions are the Client's responsibility unless bundled in the care plan.
8 · Cancellation
- Either party may cancel the care plan with 30 days' written notice.
- On cancellation, the site may be taken offline at the end of the paid period unless bought out (§6).
- Your domain and content remain yours.
9 · Portfolio
STX may display the finished website and related design work in its portfolio and marketing, unless you request otherwise in writing.
10 · Warranties & Liability
STX will perform its work with reasonable skill and care. Except as stated, the website is provided "as is." STX is not liable for indirect or consequential damages, lost profits, or third-party service failures. STX's total liability will not exceed the total fees paid by the Client in the 3 months preceding the claim.
11 · Confidentiality
Each party will keep the other's non-public business information confidential and use it only to perform this Agreement.
12 · General
This Agreement is governed by the laws of the State of Texas, with venue in Hidalgo County, Texas. It is the entire agreement between the parties and supersedes prior discussions; it may be changed only in writing signed by both. If any provision is unenforceable, the remainder stays in effect.
